How Provectus Developments and Callisto Work Together

Callisto and Provectus Developments operate as two connected parts of one development process, together forming Callisto Homes. Each company has a clear role, and together they take a site from development viability through to completed starter and family homes. The structure is designed to give landowners, partners, and local authorities a straightforward understanding of how a project moves from idea to delivery and for the purchaser, a luxury home at any level.

The Role of Provectus Developments

Provectus leads the early stages, where most of the strategic thinking and risk assessment happens. The focus is on understanding the land properly, shaping a realistic planning route and putting the right agreements and terms in place.

Site identification and feasibility

Provectus looks for land across Kent and the Home Counties with potential for small, high quality family schemes. Feasibility work covers planning history, constraints, design potential and commercial viability.

Funding and acquisition strategy

The team structures funding for acquisition, using both internal and external capital or investor partners depending on the needs of the site and landowner.

Option and JV agreements

Where a landowner prefers to explore planning before selling, Provectus enters into option or joint venture agreements to progress the site collaboratively.

Outline planning

Provectus manages the planning strategy and works with consultants and local authorities to secure outline consent.

Pre-construction

Once outline planning is in place, the site move into the technical and construction phases which is where the high level skills of both Provectus Developments and Callisto cross over.
Provectus remains involved throughout, but its primary role is to unlock the site and set a clear foundation for delivery. For more on Provectus Developments visit their website

The Role of Callisto

Callisto takes responsibility for the detailed design, construction and delivery of our homes themselves. The emphasis is on craftsmanship, thoughtful layouts and creating homes that genuinely suit family life.

Reserved Matters

Working closely with Provectus and the wider professional team, Callisto Homes as the Joint Venture development company prepares and submits the Reserved Matters application, refining architecture, landscaping and technical detail.

Pre-construction

Once planning is secured, Callisto manages procurement, technical coordination, programme development and supply chain engagement.

Construction

Callisto delivers the build, focusing on quality, longevity and the character expected of small luxury family developments on behalf of Callisto Homes.

Marketing and agent engagement

As the scheme progresses, Callisto Homes works with local agents to prepare the development for market and manage enquiries.

Disposal support

Provectus re-engages towards practical completion to assist with financing or disposal strategies where needed for and on behalf of the joint venture.
This shared structure ensures continuity from planning through to delivery, with each team focusing on the part of the process where it adds the most value.

Pipeline and Partnerships

The combined team brings forward around three to five sites per year, each centred on delivering luxury family homes that sit comfortably within their surroundings. To support this pipeline, both businesses actively build long term relationships with:

professional team partners

supply chain partners

landowners with distressed or underperforming sites

landowners interested in option or JV structures

The aim is to create a steady flow of well considered projects while offering landowners a clear, supportive route to unlocking value.
